Do I Need An Appraisal Before I List My Home
The simple answer is no. But you were probably looking for more than that, right?
What is an Appraisal? Well, it's an opinion of price. When you're getting your home ready to sell, opinions will matter... but we don't need to spend $500 to get that opinion prior to listing. An appraiser will look at recent sold homes in your area and determine how yours relates to those. He will use those recent sales and adjust your home according to condition, compared to those. There are no standard comparison price points or figures, so while one guy's opinion is that your home is worth 10k more than your next door neighbor's, the next guy may only think it's worth 7k more. That neighbor's house may also 'fall off' as a comparison (time frame is crucial) and the other neighbor down the road may sell for slightly less.
So, no... don't waste your money to find out what an appraiser's opinion is, when the only appraiser's opinion that will matter is the guy hired by the Buyer's Lender.Most importantly, hire an agent that can properly assess the comps, understands appraisals, and can properly guide you. Then, you won't have anything to worry about.
*If you have an extremely unique home or a rural property, an appraisal may help direct you to pricing your home accordingly. Just keep in mind, the market will determine the price, so you may also save that money and just throw out a number.
